Your questions, answered with clarity.
Straight answers to the questions we hear most from landowners and developers. Do not see yours? Call us.
Does it cost landowners anything to work with you?
No. Our fees are paid by the developer or buyer. Reviewing your property and explaining your options is free, and you are never obligated to move forward.
Who will I actually be working with?
A Land Acquisition land agent will meet with you in person, often with one of our founders involved. You will have a direct phone number and a single point of contact from first conversation to signed agreement and beyond.
How do you choose the developers and buyers you work with?
We only work with companies that have a proven record of completing projects, including some of the largest companies in the world. If we would not recommend them to our own families, we do not bring them to you.
Should I have my own attorney review the agreement?
Yes, we encourage it. A good agreement holds up to scrutiny, and we are happy to walk your attorney through any terms.
Do solar panels make a lot of noise?
The panels themselves are silent. Inverters inside the facility produce a faint hum that is generally only noticeable standing right next to the perimeter fence.
What if my property taxes increase?
This depends on the developer, but typically the developer covers the difference between the reassessed tax and your original tax. For example, if reassessed taxes are $10,000 and your original taxes were $2,000, the developer covers the $8,000 difference.
My land is enrolled in an agricultural program (Clean and Green, CRP, etc.). Can it still host a project?
In most cases, yes. If a project is approved, developers typically pay any back taxes and penalties required to remove the leased land from the program.
How long from signing to a completed project?
Every project has its own hurdles, including studies, interconnection and permitting. On average it takes two to four years to secure all approvals before construction begins. Most agreements pay you during this development period.
What is a solar farm built from?
Most projects use steel piles driven into the ground, with aluminum racking mounted on the piles and panels mounted on the racking. Some projects pour a small concrete pad for transformer equipment.
What if the developer goes bankrupt? Who removes the equipment?
Most local governments require a decommissioning bond or similar financial assurance, so money is set aside to remove the facility and restore the land even if the developer is no longer around.
Can I keep farming the rest of my land?
Yes. Leases cover only the area the project needs, and you keep full use of the rest of your property.
Why do you ask for my asking price on data center sites?
Data center developers review many sites quickly. Presenting your property with your price attached means a faster, more serious response, and you stay in control of the number.
Do you buy land directly?
In the Appalachian Basin (Pennsylvania, Ohio, West Virginia and western Maryland) we purchase land directly. In other markets we connect owners with developers, builders and buyers who are actively acquiring.
I have platted lots or a partially built subdivision. Can you help?
Yes. We market residential land and lots to national, regional and local homebuilders, typically under a clear exclusivity and marketing agreement with defined terms.
What does an engagement cost?
We offer success-fee, retainer plus success-fee, and time and materials structures, including hourly and day rates. All terms are defined up front with no hidden fees.
Do you contact landowners before we approve a site?
Every site is screened against your criteria and confirmed with your team before any landowner is contacted. Once we have contacted a landowner and they have shown interest, we then send it in for final confirmation from your team before we proceed with a draft lease.
Can you work under our lease or option form?
Yes. We routinely negotiate on developer forms and can help pre-vet agreements so they are easier to execute with landowners.
Which markets can you cover?
We have nationwide capability, with active transmission-level campaigns in MISO, PJM and the West; distribution-level campaigns from Illinois to Massachusetts to Virginia; data centers in every state; housing in the lower 48; and oil and gas land in PA, OH, WV and western Maryland.
Still have a question?
Call or send a note. A founder or senior land agent will get back to you within one business day.
